The picturesque town of Kusadasi, situated 90 kilometres
from Izmir on Turkey’s Aegean coastline has been a popular resort
for Turks and foreigners alike for many years. Its proximity to the ancient
sites of Ephesus and the House of the Virgin Mary, Didyma, Miletus,
Priene, Aphrodisias and Pamukkale make it the ideal location from which
to travel around sightseeing.
The port of Kusadasi is Turkey’s most important cruise port and
the marina is capable of accommodating 700 yachts.
Kusadasi has excellent shopping facilities, great restaurants, cafes
and bars and appeals to a wide range of people, both young and old.
For those who enjoy sea and sun, there are many sandy beaches in and
around Kusadasi and the beautiful Dilek Yarimadasi National Park is
only 35 kilometres away. Not forgetting the outstanding Aqua Parks which
appeal to the younger members of the family. And throughout the summer
season boats go from Kusadasi to and from the Greek Island of Samos
every day.
But Kusadasi is not just an ideal summer location. More and more foreigners
are coming to Kusadasi to live all the year round. The mild winter temperatures
are a welcome alternative to the harsh European winters.
Residence permits can be easily obtained by anyone wishing to settle
in Turkey.
Medical facilities in Kusadasi are very good. Both the new Kusadasi
State Hospital and the Kusadasi Private Hospital provide excellent services.
Purchasing property in Turkey need not be a daunting prospect. We are
an established licensed Estate Agency based in Kusadasi providing a
reliable and informative real estate and property management service.
All purchases made through our agency are carried out with the help
of a lawyer and an authorized English translator, enabling clients to
feel one hundred percent secure during the purchase process. Our aim
is to provide our clients with a first class service both during and
after the purchase.
At this point we feel it is necessary to point out that there are a
number of non-taxpaying ‘estate agents’ in Turkey claiming
to be able to handle the purchasing process without the help of a lawyer,
thereby cutting down on expenses. It is, however, not advisable to go
along with these people.
For the purchase of any property in Turkey by a foreign national, except
in cases where the property is part of a cooperative, permission is
required from the Army Command Headquarters. This permission is obtained
for you by our lawyer. At present this permission can take up to three
months to come through, however, a new law is expected to be put into
force in the near future whereby this waiting period will be reduced.
Once you have purchased your property and have received your Title
Deed, we then assist you with your registration at the Municipality
for payment of property tax which is paid annually at a fixed percentage
of the declared value of the property. We also assist you with your
registration for electricity and water, with the necessary applications
for telephone and internet lines, and with opening bank accounts. Electricity
and telephone bills may be paid by direct debit from a Turkish Lira
account at a Turkish bank of your choice. If your property is part of
a housing estate with its own management service, the monthly payment
for the maintenance of common facilities, gardens, pools etc. may also
be paid through your bank account. So, there is no need to worry about
your payments when you are away for any length of time.
Furnishing your property is also no problem. Furniture and electrical
goods are less expensive in Turkey than in Europe and custom made furniture
can easily be made by local craftsmen if required. Turkish towels, bed
linens and curtains are of excellent quality and are extremely inexpensive
to buy, as are many other household goods and utensils which may be
obtained from the colourful local markets. Once in possession of a residence
permit household goods may also be imported into Turkey if desired.
With our team of highly skilled craftsmen we can help you with any
repairs, restoration and renovation of your property.
We can offer assistance with building work, plastering, coving, tiling,
painting, roofing, plumbing and electrical work.
Quotations for any work you may wish to have carried out are free of
charge
Please do not hesitate to contact us to find out more and to arrange appointments
and viewings. Be assured we will do all we can to find the right property
for you at the correct price.
